Our 7-stage process, detailed below, breaks down your journey with us into seven basic stages. This ranges from an on-site appointment with our knowledgeable Granny Flat Specialists to the moment we give you your keys. The stages in-between consist of getting approval from all necessary parties, having meetings with you and our team to discuss the build and your customisations, and, of course, the actual construction of the flat.

Granny flats are, by design, extremely versatile. They can be built for ageing parents — or you can explore using them for other ventures such as a detached studio, a retreat away from the main house, an affordable solution for family visiting from overseas for an extended period of time and many more uses. Seeing as granny flats can be as big as 60 m2 plus external garages and covered areas, they are also becoming an increasingly popular choice for first-time homeowners.

Our 7-stage process, detailed below, breaks down your journey with us into seven basic stages. This process encompasses the first moment you meet for an on-site appointment with our knowledgeable Granny Flat Specialists to the moment we give you the keys. The stages in-between consist of getting approval from all necessary parties, having meetings with you and our team to discuss the build and your customisations and, of course, the actual construction of the flat. Let’s look at each step in closer detail:

 

– Sales and site visit stage

The first step of the process is to arrange an on-site appointment with our Granny Flat Specialist. This is the builder that will be your point of contact throughout the whole journey with us. After having assessed the building site, they will sit down with you to discuss your design and housing requirements. In just a few days, we will have prepared a Fixed Price Turnkey Quote and presented it to you.

 

– Acceptance stage

After you have accepted the tender, we will order a survey of the land and purchase a section 10.7 Planning Certificate to ensure the building of your granny flat can go ahead.

 

– Building contract stage

In the meantime, we will draw together a Housing Industry Association Building Contract and a contract meeting with the builders who will take care of your construction.

 

– Lodgement of documentation stage

At this stage, we will completely define the concept floor plan during a design meeting, as well as finalising the complete architectural working drawings, the stormwater system and the engineering plans. The CDC (Complying Development Certificate) levy and/or the DA payment will now need to be paid. We will obtain a BASIX Certificate, tap in the Sydney Water system and lodge the plans to a Private Certifier.

 

– Pre-construction stage

With our guidance and counselling, it is now time for you to select your internal and external colours and materials from our extensive range. After you have paid a 10% Construction Deposit, we will obtain a Homeowner Warranty Insurance and hand in an NTC (Notice To Commence) to the Certifier.

 

– Construction stage

At this point, a Site Manager and a Supervisor are introduced to the project — the on-site construction commences. All and any certifier, engineer and Sydney Water inspections are carried out as required.

 

– Handover stage

Once the building stage is complete (in 12 weeks or less!), we will obtain an Occupational Certificate and hand over the Granny Flat keys to you. All of our builds come with a 6-year warranty and all the necessary legal and governmental fees paid to be inhabitable right away.
